General contracting

You hire one company and get one point of accountability. We draw up the scope, pull the permits, schedule every trade in the right order, supervise the work daily and meet the inspector ourselves. When something behind a wall turns out different from what the plan assumed, you hear it from us the same day — with options and a price — instead of discovering it in a final invoice.

Re-build

New England housing stock is old, and most of it predates the codes we build to today. A re-build is what happens when patching stops being honest — when the sill is gone, the framing has moved, water has been running behind a finish for years, or a fire has taken part of the structure. We open it up, document what is actually there, and rebuild it to current code rather than closing the wall over the problem.

The process

How a project runs

The same five stages on every job, whether it is a single bathroom or a structural rebuild.

  1. 01

    Site visit

    We come to the property, measure, look at what is behind the finishes where we can, and talk through what you actually want. Free, and there is no obligation attached to it.

  2. 02

    Written estimate

    A line-item scope with materials, labor, a start date and a completion date. If there are conditions we cannot see yet, they are named as allowances rather than buried.

  3. 03

    Contract, insurance and permits

    You get a signed contract and the certificate of insurance in your name before anything begins. We file the permits and deal with the building department in your town.

  4. 04

    Build

    Trades scheduled in sequence, the site protected and cleaned daily, progress photos and a written update every week. Any change order is priced and approved before the work happens.

  5. 05

    Inspection and walkthrough

    We meet the inspector, close out the permit, and walk the finished space with you. Anything on the punch list is corrected before the final invoice is sent.

Pricing

How the number is built

Contractor pricing gets a bad reputation because it is usually presented as a single figure with nothing behind it. Ours is not.

Fixed scope, fixed price

Everything we can see and specify is priced as a firm number. That portion does not move, regardless of how long it takes us or what material costs do between signing and delivery.

Named allowances

Where a decision is still open — tile, fixtures, cabinetry — we set a written allowance. You pick later, and the difference is settled transparently either way rather than treated as an upcharge.

Change orders in writing

If conditions behind a wall turn out worse than expected, work stops, you see photos and a price, and nothing proceeds until you approve it. No surprise line items at the end.

Insurance

Covered before the first day.

Structural work carries real risk, and that risk has to sit with the contractor rather than with you. On an uninsured job, an injury on your property or damage caused by the work becomes a claim against your own homeowner's policy.

We carry general liability coverage and workers' compensation on every project. The certificate is issued in your name and delivered before the first day of work, and you are welcome to verify it directly with the carrier.

  • Certificate up front Issued in your name before we begin, not promised after you sign.
  • Documented scope Written contract stating exactly what is covered and what is not.

Questions

Before you call

Do you charge for the estimate?

No. The site visit and the written estimate are free, and there is no obligation to book afterward.

How soon can you visit?

Usually within 48 hours of your call. For active structural or water problems we try to get out the same day.

Do you handle the permits?

Yes. Permit applications, municipal coordination and inspection appointments are part of the service, not an extra.

Can I stay in the house during the work?

In most cases yes. We phase the work, seal off the active area and keep the rooms you need available. For full gut jobs we will tell you honestly if that is not realistic.

Do you work with insurance claims?

Yes. We document conditions photo by photo and provide itemized scopes in the format adjusters expect for fire, water and storm claims.

Residential only?

No. We take commercial build-outs and tenant improvements alongside residential projects in all three states.
